MLS hotsheet run October 12, 2026: single-family homes in ZIP codes 89129, 89149 and 89166, all price ranges. New listings are homes that came on the market (or returned to it) in the past seven days, at their asking prices. Sold figures are the closing prices for sales between October 5 and 9, 2026. One week is a small sample. This snapshot covers all price ranges, so it is not directly comparable with the earlier snapshots, which covered homes above $1M. General market activity, not my own listings.
The MLS shows 50 single-family homes new to the market this week across 89129, 89149 and 89166: 24 in 89166, 17 in 89129 and 9 in 89149. Asking prices run from $354,900 to $2.25M with a median of $554,500. 20 are priced under $500,000, 18 between $500,000 and $750,000, 5 between $750,000 and $1M, 5 between $1M and $2M, and 2 at $2M or more.
At the top of the market, 7 of the 50 new listings are above $1M, asking from $1.049M to $2.25M. Four are in 89149, two in 89129 and one in 89166.
On the sales side, 18 homes closed between October 5 and 9: 8 in 89166, 6 in 89129 and 4 in 89149. The median sold price is $445,000, with a range from $245,000 to $815,000. The median time to sell is 20 days, and 11 of the 18 sold within 30 days. No home above $1M closed this week. At the recent pace of roughly 11 sales a month above $1M, a single week with none is not unusual, and one week should not be read as a trend.
Across all price ranges, 50 homes came on the market while 18 closed. New listings per square foot are in line with what sold: a median asking price of $258 per square foot for the new listings, against $252 per square foot for the homes that sold.
What This Means for Homeowners
Most of this week's new supply is under $750,000, while the homes above $1M are a small group of seven. If you own in the Northwest, how your home compares with what has just listed nearby, and what has actually sold, tells you more than any citywide number.
