Across the five Northwest communities I track, median sale prices ran from $403K to $592K in August, homes took 50 to 60 days to sell, and sellers received 97.8% to 99.3% of their asking price. County-wide, Las Vegas REALTORS reported 7,206 active single-family listings with no offer in late August, roughly five months of supply, which is a fairly balanced market.
In the $1M and above market, the MLS showed 112 single-family homes for sale in 89129, 89149 and 89166 on October 3, and 67 closed sales between early April and October 1. Sales ran at 12 in July, 11 in August and 9 in September. The weekly snapshot has the detail.
On the new construction side, Toll Brothers' Crestwood Ranch in Centennial Hills is pricing from roughly $1.2M to $1.43M across four single-story floor plans, with an incentive of up to $40,000 on select quick move-in homes. In the 89166 corridor, Tri Pointe Homes has completed homes in its Citrine and Alder communities, from the high $500s to the low $700s.
For dining, WSKY Bar & Grill opened in Centennial Hills with a four-day grand opening weekend, September 10 to 13.
What This Means for Homeowners
Taken together, the Northwest has steady demand through the middle of the market, a smaller and more selective tier above $2M, and new construction now pricing into that upper range. If you are thinking about selling, the useful question is how your home compares with what is actually on the market near you, and that is what a private property review answers.
