MLS hotsheets run October 3, 2026: single-family homes above $1M in ZIP codes 89129, 89149 and 89166. Active figures are asking prices. Sold figures are the closing prices for sales between April 8 and October 1, 2026. Months of supply is calculated from these searches (112 active listings divided by an average of 10.7 sales a month in July, August and September), so treat it as an estimate. General market activity, not my own listings.

The MLS shows 112 single-family homes for sale above $1M across 89129, 89149 and 89166: 72 in 89149, 35 in 89129 and 5 in 89166. Asking prices run from $1.019M to $11M with a median of $1.489M. 60 are priced between $1M and $1.5M, 25 between $1.5M and $2M, and 27 at $2M or more.

Sellers are adjusting. 45 of the 112, about four in ten, have had a price decrease. Among the 44 that show the size of the cut, the median is 4.2% and the largest is 11.11%. 36 homes have been on the market for more than 90 days, while 15 have been listed for two weeks or less.

On the sales side, 67 homes above $1M closed between early April and October 1. That is about 11 a month over July, August and September (12, 11 and 9). The median sold price is $1.255M and the median time to sell is 27 days, with 37 of the 67 selling within 30 days. 8 sold at $2M or more, the highest at $4.25M. By ZIP code, 51 of the sales were in 89149, 12 in 89129 and 4 in 89166.

Put together, there are more homes for sale than the recent pace of sales absorbs quickly. At the July to September pace of about 11 sales a month, 112 listings is roughly 10.5 months of supply, compared with about five months county-wide for all price ranges (Las Vegas REALTORS, late August). Today's listings are also asking more than recent buyers have paid: a median of $1.489M asking against $1.255M sold.

Community note. Toll Brothers is offering up to $40,000 on select quick move-in homes at Crestwood Ranch in Centennial Hills, with figures as of September 23.

What This Means for Homeowners

In this range buyers have room to negotiate, and sellers need to price carefully. More than half of the homes that sold did so within 30 days, while about a third of today's listings have waited more than 90. If you own here, how your home compares with the 112 listed and the 67 sold matters more than any citywide average.
