MLS hotsheet pulled September 23, 2026, ZIP codes 89129 and 89149, homes priced above $2M. Asking prices, not sales. General market activity, not my own listings.
The MLS shows 25 homes for sale above $2M across 89129 and 89149. Asking prices run from $2M to $7.25M with a median of $3.2M, and the average comes out to $626 per square foot. The homes range from 3,140 to 7,706 square feet.
Of the 25, 20 are flagged as new or relisted in the MLS, two had a price decrease, two had a price increase, and one is back on the market. Days on market runs from 4 to 387 with a median of 69, so this is a mix of homes that just arrived and homes that have been waiting a while.
12 of the 25 were built in 2024 or later, and 20 have a private pool.
Community notes. Toll Brothers is offering up to $40,000 on select quick move-in homes at Crestwood Ranch in Centennial Hills, where two homes are complete and four are under construction. Tri Pointe Homes has completed homes in its Citrine and Alder communities in the 89166 corridor, priced from the high $500s to the low $700s.
What This Means for Homeowners
Above $2M the choice is narrow: 25 homes across two ZIP codes, with a wide gap between the bottom and the top of the range. If you own in this range, how your home compares with these 25 matters more than any citywide average.
